Forensic and Remedial Engineering
Forensic engineering is the art of building defect investigation. We carefully observe and collect all the evidence surrounding defects, considering their age, type, shape, size, material and history. By comparing this with our extensive experience of similar defects we draw out causes and consequences, enabling effective repair strategies to be devised.
Recently-constructed buildings should undergo a full defects audit within the statutory time limit to ensure the builder corrects any identified defects (usually at no cost to the owners). We can help with such reports and any expert witness input if litigation is pursued.
From small dwellings to multi-storeys, we handle the complete project sequence of:
Defect identification and inspection
Reporting on causes and responsibilities
Preparation of technical repair specification
Calling of Tenders for the work
Supervision of work
Administration of contract
Certification of work
In particular, we offer:
§ Building Defects Reports including cracking in walls and flooring, waterproofing failure, concrete cancer, magnesite topping damage.
§ Structural Engineering Reports such as subsidence and settlement, property damage, collapse.
§ Dilapidation (Condition) Survey Reports: pre and post construction condition reports on properties adjoining developments.
§ Repair Specifications: preparation of design calculation, drawings and written specifications to repair/remediate/restore.
§ Tender Documents: including recommendation and preparation of contract documents, specification and tender documents.
§ Tender Review: Analysis of received tenders and recommendations to proceed.
§ Contract Administration: supervision of the work on site; approval of payments; advice and assistance to the client.
§ Certification: final sign off stating that the work has been correctly carried out and that all necessary warranties are in place for the specified contractual period.
We can provide a list of potential Tenderers with whom we have worked for many years and who share our professionalism and our passion for doing the job correctly and property, getting it right the first time!
We have absolutely no connection with any contractor or trade company and offer impartial and strictly ethical advice to all our clients.
