This extremely challenging project involved the conversion of a 1920’s warehouse into a modern functional art gallery incorporating new accommodation quarters. Originally a three storey building with timber framed floors and brickwork construction, a new concrete slab was added as a fourth storey, together with a new cantilevered roof. Much of the original structure was not structurally capable of supporting the new additional loads, requiring complex structural enhancements that were painstakingly built into the framing and the heritage-listed façade.

The refurbishment of a former printing factory to a design/retail centre including the creation of an atrium space with a ‘floating’ steel stair designed as 25mm thick flat plates without the support of traditional stringers. Other works included the introduction of lightweight mezzanine floors and amendments to the existing steel structure.

Partridge Partners have worked on a number of alterations to this load bearing masonry structure over the years. The works have included the addition of a new mansard roof and additional floor level, strengthening works to the main building structure to support increases in retail loading, introduction of new stairwells and creating new openings in the load bearing masonry wall of the adjoining building to create additional retail space. The lintels above the openings were incrementally pre-deflected to ensure no cracking in the twelve storeys of brickwork overhead.

The project included a total renovation of the original hotel. The structural framing of the upper floors which previously supported domestic loading was strengthened to support the much higher public loading. A new two storey restaurant was added which was enclosed with a roof sculpture designed by Richard Goodwin Architect.

This was a full restoration of the hotel and of the adjoining pair of shops, requiring extensive floor and roof reworking (where the original had been burnt or rotted out) and within very tight space requirements.

The upgrading of this fine old building (originally housing the Institution of Engineers) to today's fire, safety and performance standards, while meticulously restoring the interiors and facades.

Partridge Partners has been involved in a number of restoration projects at this hotel.  The original restoration included underpinning the original foundations to rock and installing a new steel frame to span up the ground floor and support the upper levels.

A later restoration required significatn reworking of the stelwork above the ground floor to create a new restaurant.
